Bayou Meto Timberland
This is a rare opportunity to purchase a hardwood timber property in this area! Located just south of Humphrey, AR this property consists of 266.47 acres adjacent to Bayou Meto and Bayou Meto Wildlife Management Area. This property consists of mostly large oak timber along with 30 acres of cypress and tupelo timber in Grand Cypress Lake. It is unimproved but naturally floods when Bayou Meto floods out of its banks. This property has had LIDAR mapping completed and has been determined that its topography would allow for creating a Green Tree Reservoir. Regulatory experts have recently provided interesting development considerations which can be shared with serious prospects. Absent a sale this fall, owners plan to develop the property themselves next summer.
The property is accessed through Bayou Meto WMA from Beaver Dam Lane which dead ends at Goose Lake Hunting Club. There is a UTV trail from Beaver Dam Road to the property. AGFC issues a Land Use Permit Agreement (LUPA) annually and will transfer to the new owner.
The location of this property cannot get any better for a duck hunter. This property is literally surrounded with duck history. Bayou Meto needs no introduction to the seasoned hunter and hosts over 13,000 acres of Green Tree Reservoirs that hold huge amounts of wintering mallards. To the south Goose Lake Hunting Club is known to harvest limits of birds every morning with staggering annual harvest numbers. To the east you have Hasty Drake, Hardly Able and Hamptons Reservoir all of which are holding and harvesting boat loads of mallards annually.
