Located just north of Brinkley and Interstate 40, near the town of Fargo, Arkansas, the Files Farm comprises two tracts. Tract one spans 50 acres +/- and is situated on Floyd Brown Road. This tract features a 2-acre shop area that has been set up for farming minnows, complete with a 1920 sqft shop, fully operational minnow vats, and 3 feed bins. The remaining acreage on this tract consists of a mix of large and small reservoirs, along with one irrigation well and water control structures.
Tract 2 is half a mile to the southeast, situated on Weaver Road. This tract includes a small farm field on the southwest corner, while the rest of the acreage is 3 shallow water reservoirs, all equipped with water control systems and one electric well for irrigation purposes.
This farm has operated as a fully functioning minnow farm for over 30 years, consistently yielding a good minnow crop annually. Th farm is lease expires December 31, 2024. Additionally, this farm is strategically located in a prime area for waterfowl hunting. Positioned just 1.5 miles east of Bayou Deview, Benson Creek Natural Area, and the Cache River Refuge, the property is surrounded by well-known duck hunting properties. With its proximity to these areas, the property could easily be converted and managed for duck hunting purposes.
It's worth noting that the seller's father ran a duck hunting camp on the land years ago before leasing it to a minnow farmer.
