This 240 acre property provides loads of opportunities to develop a wonderful Ozarks hunting acreage. Mostly wooded, this property has a great population of white-tailed deer as well as several turkeys. In conjunction with advisement from the NRCS, a Conservation Plan was developed for part of this property in 2017. Through this plan, firebreaks were put in and a prescribed burn plan was implemented that has begun to transform this property into a wildlife haven. This rich Ozark forest has benefitted from this plan and the new owners can continue this course if they so choose. There are a few acres fields and right of ways that can be managed through burning or through the utilization of food plots. As an added benefit, the implementation of the plan and the associated firebreaks allows great access to this property. But along with this, the firebreaks/trails are placed in a way that allows management and access, but, if used wisely, travel should not impact game movement.

The property boundaries are almost rectangular, which allows maximum use of the property. There is a county road along the south boundary and a county road through the northeast corner. Most of the firebreaks originate from the county road on the south side of the property. There is also a two powerline right of ways on the property, allowing for access and the opportunity to manage and hunt open areas. There are also two small ponds and seasonal water was observed throughout the property. 

The property has electric that runs to a small, rustic cabin on the southeast side of the property. This cabin area can easily be accessed with a vehicle and would make a great base of operations to access the entire acreage. 

There are several box blinds and a few ladder stands on the property that convey with the sale.

This property would make a great place to hunt with the family, or with a few friends. It would also provide a great opportunity for UTV riding or horseback riding as well as hiking. Small game, various birds and some very interesting wildflowers and other fauna were observed throughout the property.
