The property sits in the flood plain but the house is higher than the base height of the flood plain. With that being said, due to the extreme flooding of the Arkansas River this year the cabin had about 2 inches of water come inside. The only damage noticed was the laminate flooring starting to swell up in certain spots. The current owner has said he is going to take out the existing flooring and replace it with new. The house is equipped with central heat and air and comes with all appliances as is. Out back is a 15X40 shop that is perfect for you duck boats, side by sides and other hunting equipment. There is also a very nice 15X40 dog pen that has 4 separate pens for all your hunting companions.
This cabin is located less than half a mile from the Little Bayou Meto boat ramp into Mud Lake which provides access into the Arkansas River. You are also in the close proximity to multiple Public Land access points. It is 6 miles to the Buckingham Flats walk-in to Bayou Meto WMA, 12 miles to Cannon Break, 13 miles to Long Pond, and about 30 miles to Mulberry access.
