There is a middle road that very roughly breaks this piece in half: the North half is a reservoir that has always held water and provides a stable place to waterfowl hunt. There are multiple established hunting spots with nice, skid-style blinds within the reservoir that will convey in the sale. To the South of the road is bottomland hardwoods that fronts the entire length on Bayou Des Arc. Within the hardswoods are two established food plots that are easily reached by established roads. In addition to the waterfowl, the deer quality is nothing short of incredible as seen in the pictures. While a high White River/Bayou Des Arc in the Spring does have the potential to make the turkeys seek higher ground, the owners have harvested multiple turkeys on this property and the volume of tracks seen during the January snow far exceeded my expectations.
There is a 40 +/- acre tract just up the road from the 263 that provides deer and turkey hunting opportunities as it sits. There is also an established food plot within the timber and is surrounded by fields making it a potent deer hunting spot, particularly on years when wrapped by soybeans. The sellers will split up this package and this 40 would make a great lodge site to package with the 263 bayou property.
The lodges are all well-appointed and offer tons of room for family and friends. A huge benefit of the tracts having some distance between them is you can spread out your hunting pressure to keep your hunts top-notch without burning out any single spot. The primary lodge is 2,502 ft2 heated and cooled space including 4 bedrooms with 2.5 baths.
