R & R Waterfowl Farms: This 192.76 surveyed acre property has been meticulously setup and designed to be a waterfowl paradise with multiple locations and styles of hunting available. With a four-year average of 15.4 ducks/hunt you can rest assured there is an established harvest history so that you are not left wondering if the place will produce or if it is a place you would be happy to own. In addition to the history, it is in close proximity to Bear Bayou, Bull Sprig, and Circle T just to name a few so that you can rest assured you are located in one of the best zip codes in the state for world class duck hunting. Fortunately, I have personally hunted this farm and been able to experience what it has to offer. Our hunt consisted of 5 limits in a very short amount of time and the ducks were immediately filling it up as we left.
The West side of the farm is always planted in corn which is all left unharvested in the floodable hunting areas. Not only does this setup provide the obvious food benefit in cold weather, but just as importantly provides aerial cover for ducks keeping them on the farm far more and flushed far less frequently than in a field that was harvested and wide open. The designated duck impoundment on the East is always planted in rice or corn and also all left for the ducks. The two other hunting areas also have standing crop left every year as well.
The income from the farm is a huge advantage so that you are not paying out of pocket for your food plots each year. The West farm is on an 80/20 share with the sellers choosing to leave that 20% each year which equates to 5-7 acres of standing crop each Fall. The East farm is on a $140/acre cash rent with the farmer leaving as many acres of crop as the seller’s desire, usually 3-4 acres per year. There is also 26.9 acres of planted CRP oak trees that pays a total of $3,669/year and expires September 30th, 2032. The income from the East side along with the CRP income has been used to pay rent for a lodge the sellers lease each year within sight of the farm. The sellers have fully furnished the lodge and are open to leaving it furnished with an acceptable offer on the farm and landlord's approval.
All three wells on the farm are electric submersibles which are great for many reasons. First, you are not having to buy power units or rely on your farmer to provide them. Additionally, you are not having to worry about carrying diesel back and forth during times when the roads may be muddy from rain, but you’re still needing to pump. Another huge benefit is that during freezes you can simply leave them running without a requirement of checking oil/diesel as you would be with power units. Cheap operation, dependability, and quiet operation are just a few more reasons having all electric wells is a huge bonus to the landowner. All three wells are less than 5 years old.
Should you want to build your own lodge, there is a perfect spot on the farm where an old home place once stood that has since been cleaned up and removed. Public water and electric are available at this site and it fronts on Crooked Creek Road.
The location of this farm is perfect for any buyer, both those that prefer to stay at the farm and enjoy the peace/quiet as well as those that prefer to eat in town and/or enjoy social events. This farm is only about 20 minutes from Stuttgart so that you can enjoy Wings Over the Prairie Festival, Chene, Rich-N-Tone, Mack’s Prairie Wings, and the good food the local restaurants provide.
