I am not a fan of cliches and "you must see it to believe it" is one that can certainly be overused. However, the custom woodwork in this lodge makes that a true statement and the pictures cannot capture it all. Much of the custom wood is from Oaklawn Racing with some being from local equine facilities prior to demolition. Much of the trim work was done by an onsite mill from a few oak trees on the property that were knocked down in a windstorm. Live oak edges are not uncommon, but going through the detail to make live oak edge shelving within master closets is rare. The lodge consists of 4 master bedrooms (each has a full bath within) and 3 additional bedrooms. The Great Room is meant for entertainment and features a large bar area and its' own oversized restroom area. Exterior measurements of lodge equate to 4,190 ft2 of heated and cooled space which includes a heated and cooled shop area for side by side/boat storage. LODGE IS SELLING FULLY FURNISHED AS PICTURED (only the ranger and one striped bass mount are leaving). The container pictured also conveys along with dozens of decoys inside. The 40 +/- acres that the lodge sits on has been getting better every year since the seller began development 5 years ago. It is primarily used to watch mallards in the evening while enjoying dinner/drinks, but 2-3 excellent hunts took place in 2021-2022 hunting season. The timber was leveed in 2021 and floods from the same well as the field/moist soil unit system. While it is common sense this 40 alone will not sustain the whole camp day in/day out, you do not have to look far in any direction to find out that you are in good company of high-quality clubs focused on waterfowl management which means plenty of traffic in the area to supply the property for selective hunts throughout the year.
