This is a rare opportunity to acquire approximately 893± acres of premier waterfowl and recreational land along the Cache River in Monroe and Woodruff Counties, Arkansas. Located adjacent to the Cache River National Wildlife Refuge, the property sits in the heart of the Mississippi Flyway, one of North America's most productive waterfowl migration corridors.

Just one mile northwest lies the 800-acre Plunkett Farm Waterfowl Sanctuary, a U.S. Fish & Wildlife Service Farm Unit where unharvested crops are left for migrating waterfowl and no hunting is allowed during duck season. One mile off the southwest corner is the USFWS North Unit Waterfowl Sanctuary, and a half mile southeast is Dagmar Wildlife Management Area, nationally known for its green timber duck hunting when the Cache River and Bayou DeView flood in winter. Together, these protected areas hold thousands of wintering waterfowl each season.

Approximately 767 acres of the property are enrolled in the Wetlands Reserve Program (WRP), which includes 14 managed impoundments totaling 174.3 acres. Eleven impoundments provide semi-permanent water, while three are designed for moist-soil management with water-control structures. An additional 496.6 acres have been planted in bottomland hardwoods including bald cypress, multiple oak species, green ash, and sweet pecan, providing exceptional habitat for waterfowl, whitetail deer, and small game. The remaining acreage includes 80 acres of tillable farmland and river frontage along the Cache River. The property also offers excellent deer hunting and year-round fishing on Bull and Heifer Lake.

Access is from the north via Highway 38 and Number 6 Road, approximately 15 minutes east of Des Arc. The property is roughly 1 hour and 15 minutes from Little Rock and 1.5 hours from Memphis.

The tract has been leased to the same hunting group year after year, with the lease expiring January 31, 2026. The lessees do not have a right of first refusal and will have 75 days following lease expiration to remove personal property. The 80 acres of tillable ground is under a verbal cash rent agreement at $75 per acre ($6,000), which will be credited to the buyer at closing.

Also included is a one-acre lodge site at the corner of County Roads 915 and 935, featuring electricity and an existing barn.

We invite you to submit a sealed bid offer under the following terms and conditions: 

1. Property tours are by appointment only starting Feb 1, 2026 until Feb 28, 2026. All property tours must be scheduled in advance and all prospective buyers must be accompanied by a licensed real estate agent / broker. Bids for the Property using the enclosed Bid Form are due in our office by mail, fax or e-mail, no later than 12:00 p.m. March 4, 2026, at which the bids will be opened in private.

2. Seller reserves the right to refuse any or all bids, to waive any defect in bids, and to accept and select as the successful bid any bid as may be in the best interest of Seller.

3. Upon completion of the bidding process Seller and the successful Bidder will execute a contract for the sale and purchase of the Property with a non-refundable deposit in the amount of $100,000 deposited with Forrest City Abstract within 3 business days of the executed contract.  Closing will take place within thirty (30) days of identifying the successful Bidder(s), subject to preparation and full execution of contracts & deeds.  Seller reserves the right to make changes to these documents subject to (1) filling in of blank sections, (2) attachment of appropriate exhibits, and (3) any necessary or desirable changes due to Seller legal counsel or officers.

4. The Property is being sold on an AS-IS, WHERE-IS basis with all faults.  Neither Arkansas Land Company nor Seller make any representations or warranties, express or implied, with respect to the Property, the availability of utilities, access to the Property on public roads, the condition, adequacy or suitability of the Property for Bidder’s purposes, or the environmental condition of the Property and the presence of or contamination by hazardous materials. Arkansas Land Company and Seller hereby disclaim any such representations or warranties.  It is the sole responsibility of the Bidder to inspect the Property prior to submitting their bid to satisfy itself as to the physical and environmental condition, value, and extent of needed repairs, if any.  Bidder shall waive any claim for allowance, adjustment or rescission based upon failure of the Property to correspond to any expectation or standard.  Bidder will be responsible for any rezoning, if necessary, obtaining all necessary licenses and permits for the Property and will accept all responsibility at time of closing.  Title will be conveyed via general warranty deed and Bidder shall be responsible for all of the buyer’s closing costs related to the sale of the Property. The Tenants of the property will have 75 days following the expiration date of 1/31/26 to remove private property such as deer stands, feeders, blinds. etc from the property.

5. All Buyer’s Closing costs, including origination fee, assumption fees, loan costs, prepaid items and loan discount points, closing fee, and all other financing fees and costs charged by Buyer’s creditor or any additional fee charged by Closing Agent(s) are to be paid by Buyer. Seller to pay Seller’s Closing costs.

6. No soil percolation or soil morphology test or septic system permit shall be provided.

7. A boundary survey will be provided by the seller at the seller’s expense prior to the due date of the bid. 

8. Seller shall furnish, at Seller’s cost, an owner’s policy of title insurance in the amount of the Purchase Price. 

9. Taxes and special assessments shall be prorated as of closing.

10. All timber rights convey in the sale and are not encumbered by any timber deeds or management agreements other than reservations by the conservation easement.

11. 100 % of the owner’s mineral right interest will convey.

12.
